Rental Policy is 100% of reservation total due at time of booking.
If you cancel 30 days or greater prior to reservation you will receive 100% of booking amount minus a $50 cancellation fee. If you cancel 15-30 days prior to arrival you will receive 50% of booking amount returned to you. If under 15 days no monies will be returned. All firewood orders are non refundable for any reason, including but not limited to weather related or non use, after check in.
Check-in is 3:00 p.m. or later on the first day of arrival. Your cabin will be ready for you when you arrive just drive on up to your cabin. No check in necessary.
CHECK OUT PROCEDURES
Check-out is by 11:00 a.m. Simply clean up and leave the key on the hook by the door. Unfortunately, we are unable to accommodate late check outs. Check-in (after 3 p.m.) and check-out times (on or before 11:00 a.m.) are strictly enforced so that we can make sure that each cabin is ready for our next guests.
All dishes, pots, pans, silverware and kitchen utensils must be washed, dried and put away. The stove/oven should be left in clean condition and the refrigerator should be left cleaned and free of food. All trash needs to be placed in bags and deposited in the large dumpster at the bottom of the hill. Please sweep up any food or anything else from the floor- all cabins have a broom and dust pan, put all linens (used towels, washcloths, bedding sheets). The property should be left neat and in order and how you found it.
A 1 acre fishing pond is currently under construction. The pond will be available to guests in 2020. Please avoid the pond area as we are letting the pond mature and allow grass to grow.
We reserve the right to charge your credit card for any damages or excessive cleaning, soiled dishes left in sink, hot tub abuse, cabin content in disarray from your stay. If you notice any problems upon checking in, please let us know right away to avoid any damages being charged to your account.
No refunds will be made in the event a person is required to vacate the premises because of disruptive conduct or failure to follow our rental guidelines and policies. All of our rates are based on two-person occupancy. In those cabins that allow for more guests, additional adults are $15 per night and children 17 and under are free. Please limit the number of guests to the maximum occupancy of the cabin and to the number of guests included in your reservation.
Smoking is not allowed inside the cabins, and you are welcome to smoke outside or on the decks/porches. Ashtrays are provided for your use. Please do not throw or put cigarettes on the ground in the grill or in the firepit. Smoking in the cabin will result in a $100 charge.
Appliances, hot tubs, fireplace, etc. can malfunction. Kick Back Ridge cannot refund any monies for inconveniences encountered due to malfunctions of amenities where restoration was beyond our control during your stay and reserves the right to sub-contract work to be preformed at the earliest date possible.
We will react as quickly as possible to restore any amenity, but do not guarantee complete restoration during your stay and will not result in any refund. Loss of electricity, water or any "Act of Nature" is outside our control and will not result in any refund.
Hot tubs are serviced between every guest rental. Therefore, sometimes they are not up to full temp at the time of your arrival and may require several hours w/cover closed to heat and will not result in any refund. Absolutely no food, bubbles, cigarettes, bottles, or anything else other than you and your guests are permitted in the hot tubs. ABSOLUTELY NO CLIMBING ON THE DECK RAILINGS.
All guests are welcome to walk the easy to moderate trails behind our cabins (76 acres). Some of the trails are marked to help you keep you on the property. It is strongly encouraged all hikers get their bearings before heading out to ensure you know how to get back to your cabin. Do not hike at night as it is very difficult to find your way back in the densely wooded property. All guests hike/use the trail system at their own risk.
CREDIT CARDS ACCEPTED
You must reserve your cabin with a credit card even if you are paying cash. We accept Visa, Discover and MasterCard. Full payment is due upon making a reservation. If you are paying cash, we will "pre-authorize", not charge, your credit card to ensure payment for no show or non payment.
We only allow Service Animals per the Americans with Disability Act (ADA) guidelines.
